Omaha’s largest real estate company, CBSHome, is moving to its own new home next spring.
The 46,000-square-foot corporate headquarters at 15950 West Dodge Road will consolidate three of the company’s Douglas County sales offices and the current corporate base.
The move actually will shrink space, but that’s a reflection of the industry, said President and CEO Joe Valenti.
With smartphones and other mobile technology, he said, real estate agents spend less time in an office. CBSHome plans to set up a few more “touch-and-go”-type satellites where agents can drop in to do work or meet with clients.
The new headquarters that currently is being renovated will contain major support services such as marketing and technology divisions as well as office areas for about 200 sales agents and executives and administrative staff. Valenti says that is a better arrangement because more agents will have a full range of experts at their disposal.
“This keeps us in touch with our agents,” said Valenti. “We’re cutting square footage but we’re going to grow because of what we can provide to our agents.”
Valenti said CBSHome has about 500 agents throughout the Omaha metro area and about 30 percent of the market share.
The real estate company, he said, will invest about $300,000 in furniture and other moving-related expenses.
Owners of the building, executives of the Lund Co. and other investors, will spend more than $1 million to renovate the space for CBSHome, which has committed to a 10-year lease, said T.J. Twit of the Lund Co.
CBSHome, which is a Berkshire Hathaway affiliate, will be the first tenant in its portion of the structure, built in 2010. The other tenant is a health insurance provider.
“This is a Class A, prestigious building — and the visibility from Dodge Street is tremendous,” Twit said.
As Class A office vacancies continues to dwindle, especially in suburban Omaha, Twit predicts the market is ripe for more new top-rate office structures.
The new CBSHome two-floor headquarters will consolidate CBSHomes’ Lakeside Hills, Pacific Street and West Dodge Road offices. Corporate office staff now at 14769 California St. also will relocate there, along with mortgage, relocation and title services.
Staying put are four other area CBSHome sales offices, including two in Sarpy County.
Valenti said the corporate move and consolidation comes at a good time in the local housing market.
Statistics kept by the Omaha Area Board of Realtors show that the number of area home sales contracts that closed the first 11 months of this year was up nearly 18 percent compared with the same period last year.
“We see a very good 2013,” Valenti said. “It’s a good time to change our model.”
