The Ralston Arena will stand alone a little longer.
A developer told the City of Ralston it is pulling its plans to build a Hampton Inn near the arena because it reached an agreement on another location, Ralston Mayor Don Groesser said.
CFM Commercial Real Estate will instead build the Hampton Inn at Aksarben Village in Omaha, which is near the future arena where the University of Nebraska at Omaha will hold hockey games and other sporting activities.
Walt Peffer, a city consultant, said a Holiday Inn Express will replace the Hampton Inn near the Ralston Arena.
He said the city missed the deadline date to acquire the Hampton Inn brand, but CFM Commercial Real Estate still is working with the city to bring a new hotel.
The City of Ralston was required to send a letter of intent to sell the land to the developer, Groesser said.
“I'm not upset about this at all,” Groesser said. “I really don't care what hotel comes in here. I think any hotel that comes in is going to be very successful.”
However, any hotel would cause an issue with relocating the existing American Legion Ralston Post 373 building at 74th and Q streets.
The building sits directly southwest of the Ralston Arena's practice ice and blocks further development.
Carter said plans for a 4,900-square-foot Legion hall inside the hotel wasn't practical. He said four or five Ralston locations are currently being reviewed for a new Legion hall.
“We're working on that to determine exactly what we're going to do with that,” Groesser said. “It hasn't been fully decided.”
The Ralston City Council was told during its March 5 meeting that the Hampton Inn would be built directly southeast of the arena.
The 100-room hotel, operating at 60 percent occupancy, would have generated a little over $200,000 a year in tax revenue for the city, Groesser said.
Carter said the hotel is estimated to cost $10 million. The plan for a hotel had 84 parking spaces and a swimming pool, as well as a connection to the arena.
The four-story hotel has been planned for Independence Drive and Q Street directly southeast of the Ralston Arena.
