BonnaVilla, in collaboration with Adam Berger Development, has confirmed development of 12 new modular duplex units that will sell for a price point meeting the needs of the middle-income residents in Northwest Aurora, Colorado.
What makes these unique is that the two-story duplexes will be the first of their kind in the area to meet the increasing demand for attainable housing. The Emporia Street Duplexes, located just blocks from the Stanley Marketplace, will serve residents with incomes between 70% and 80% of the area median income.
According to Mike Morrow, General Manager for BonnaVilla, the need for affordable housing is critical in Colorado. “2020 Aurora Housing Strategy identified a deficit of 7,500 affordable housing units, which it has been working to close with development partners,” said Morrow.
“Obviously, the housing market has been very dynamic the last few years. Between the recession and the pandemic, the current housing shortage inventory issues are still catching up with demand today, especially in rural areas where builders are up against increased costs associated with bringing in the necessary supplies,” Morrow said. “That’s why the modular process works so well. Builders can simultaneously be pouring foundations while the home sections are being constructed off-site.”

The three-bedroom, 1,765-square-foot homes, which are being designed, engineered and manufactured at BonnaVilla’s 30-acre facility in Nebraska, will be transported to the build site for final completion. “The homes are high-quality, affordable, readily available and energy efficient,” said Morrow.
Because nearly 90% of the construction occurs at the factory, and only 10% is done at the actual build site, the homes are completed faster than at a traditional site, with cost savings passed on to the homeowners. Morrow said the Emporia Street Duplexes are expected to be completed by spring.
